Landlord gas safety
Landlords must arrange the required annual safety checks for gas appliances and flues they provide for tenants. The checks must be carried out by a suitably qualified Gas Safe registered engineer.
Relevant landlord-provided gas appliances and flues require a gas safety check at least every 12 months.
The completed record documents the required checks and is often still referred to as a CP12.
Existing tenants should receive a copy within 28 days of the check; new tenants should receive a current record before moving in.
More than the certificate

Important distinction
The landlord gas safety check is the legal safety check and record. A boiler service is maintenance of the boiler. If you want both carried out, tell FHP when booking so the work can be discussed clearly.
