Landlord gas safety

Keep the annual gas safety record up to date

Landlords must arrange the required annual safety checks for gas appliances and flues they provide for tenants. The checks must be carried out by a suitably qualified Gas Safe registered engineer.

📅

Annual check

Relevant landlord-provided gas appliances and flues require a gas safety check at least every 12 months.

📄

Landlord Gas Safety Record

The completed record documents the required checks and is often still referred to as a CP12.

🔑

Tenant copies

Existing tenants should receive a copy within 28 days of the check; new tenants should receive a current record before moving in.

How it works

Simple landlord booking process

Send property details

Provide the property postcode, contact details and any useful access information.

Arrange access

Agree the appointment and who will provide access to the property.

Gas safety check

The registered engineer completes the required checks on the relevant landlord-provided appliances and flues.

Record issued

The Landlord Gas Safety Record is completed after the required checks have been carried out.

Important distinction

A CP12 check and a boiler service are not the same thing.

The landlord gas safety check is the legal safety check and record. A boiler service is maintenance of the boiler. If you want both carried out, tell FHP when booking so the work can be discussed clearly.
